What moves a veterinary budget

Mechanical, electrical and plumbing

Close to half the cost of a veterinary buildout. Air handling, medical gas and plumbing density are what separate a clinic from an office.

Site work

On a ground-up project this is the swing. Detention, utility runs and paving have ranged from a fifth to nearly half of the budget on our own projects.

Size

The clinical core costs roughly the same whether the space is small or large, so cost per square foot falls as the building grows.

Existing space and Texas tax

Reworking a building, or a space someone else already built out, is taxed as remodeling in Texas. New construction is not.

Imaging

Lead-lined walls and shielding are often furnished through your equipment provider. We coordinate the install and can connect you with leading equipment partners early, so the room is built right the first time.

Boarding and cage wash

Drainage, acoustic separation and washdown finishes each add real cost.

Equipment and lead times

Who buys what, and when it arrives, changes both the budget and the schedule.
